Process & Execution

Property Identification and Evaluation

  • Criteria for Property Selection: We focus on undervalued single-family and multi-family residential properties in Columbia, SC, and Nashville, TN. Properties are selected based on their potential for value-add opportunities through targeted renovations, favorable purchase price relative to market comparables, and proximity to areas with strong rental demand and economic growth.

  • Expected Renovation Timeline: Renovation projects are typically completed within 6-8 weeks. This timeline allows for efficient property turnover while maintaining high-quality workmanship to maximize the property’s value.

Appraisal and Market Analysis

  • After Repair Value (ARV): Prior to acquiring a property, we estimate the ARV by analyzing comparable sales in the area and considering the scope of planned renovations. After renovations are complete, we order a professional appraisal to confirm the ARV, which serves as the foundation for determining exit strategies and refinance opportunities.

  • Market Conditions Analysis: We continuously monitor local market trends, including demand for rental properties, sale prices, and economic indicators, to guide acquisition decisions and adjust strategies as needed.

Exit Strategy

  • Sell vs. Rent Decisions: The decision to sell or rent a property is based on:

    • Market Conditions: If property values are rising and demand for sales is strong, we may prioritize selling to capture immediate gains.

    • Rental Demand: In areas with robust rental markets, we may choose to retain the property as a rental asset to generate ongoing cash flow.

    • Investor Objectives: Balancing short-term liquidity with long-term equity growth aligns with our goal of maximizing investor returns.
